Moving from Atlanta, GA to Dallas, TX: What Changes

Atlanta's home equity buys noticeably more in Dallas, and the move itself turns on the buildings at each end.

What this move typically costs

About 720 miles, which movers price as a long-distance move.

Home sizeTypical range
Studio$2,200 to $3,800
1 bedroom$2,400 to $4,200
2 bedrooms$3,200 to $5,400
3 bedrooms$4,400 to $7,000
4 bedrooms$6,200 to $10,000
5 bedrooms or more$8,200 to $13,000

Worked out from two things only: the distance and the size of the home. It is a typical range, not a quote. The season, stairs and elevators, and what you own all move the price, so ask each mover for a written estimate.

Atlanta equity, Dallas prices

What stands out first on this route is not the distance. It is how much further a housing budget goes on the Texas end, and how little of the old state's tax bill follows you there. If you own in Atlanta, the sale tends to do the work. Atlanta's median home value is $420,600 and the Dallas median is $295,300, about 30% lower. Someone who sells an ordinary Atlanta house and shops for an ordinary Dallas one is trading down on the price tag, not on the home.

That gap changes the shipment. A comfortable margin can tempt you to keep more furniture or buy a larger place, and each of those choices adds weight. Decide what comes with you before the mover's survey, not after, because the estimate is built on what is in the house on the day it is counted.

If you rent in Atlanta and plan to buy in Dallas, a down payment saved against Atlanta prices stretches further. Do not buy in a rush, though. Closing dates slip, and a truck booked for a fixed day does not slip with them.

What Texas takes and what it does not

Georgia charges a flat income tax of a little over 5%, and Texas does not tax wages at the state level. On an $80,000 salary, that is roughly $4,000 a year that stays with you, which adds up quickly in a household with two earners.

Texas collects elsewhere, and property tax is where you will feel it. Rates are often 2% to 2.5% of assessed value each year, so a $320,000 home carries $6,400 to $8,000 annually. Put that number into any purchase budget alongside the lower price.

Incomes pull the other way. The median household income is $67,760 in Dallas and $81,938 in Atlanta. Housing is cheaper in Dallas, and so is the typical paycheck. If you are moving without a job lined up, give the search a longer runway than the housing numbers alone suggest, and keep a cushion for the weeks when the truck and the deposit both come due. If your job comes with you or you have an offer in hand, you carry your salary into a market where homes and rents cost less.

Renting: the gap and the lease

A Dallas apartment typically costs $1,403 a month against $1,617 in Atlanta, roughly 13% less. That is a useful margin, not a dramatic one, so it should not talk you into signing a long lease on a place you have only seen in photos.

If you can, start with a shorter lease. It lets you learn the city before you commit to a neighborhood for a year. Dallas has 1,299,553 residents against Atlanta's 499,287, so you are moving to a much larger place, and a visit before you choose is worth the trip.

Time the end of your Atlanta lease to overlap the Dallas start by a few days. A short overlap gives you room to clean the old place, hand over keys, and accept delivery without sleeping on the floor.

Dallas also has a slightly higher share of renters, 58% of households against 54% in Atlanta. Atlanta's turnover is higher: 20% of residents changed addresses in the latest year, against 16% in Dallas.

Choosing where in Dallas

Dallas is a large, decentralized city with very distinct neighborhoods, and the right one depends on whether you care most about walkability, schools, nightlife or yard space.

To see who works near you before you leave, start with movers in Atlanta. When you are choosing where to land, look at movers in Dallas, where the directory also covers the wider metro, including Irving, Garland and Mesquite. Local movers there can help with a second leg too, such as moving from a short-term place into your permanent home.

Buildings, driveways and moving day

This part changes the move itself. In Atlanta, 51% of homes are in buildings of five or more units and 36% are detached houses. In Dallas, apartments are 47% and detached houses are 42%. The move tilts slightly toward houses on arrival.

For an apartment tower at either end, call the building office before booking. Ask about elevator reservations, loading dock hours, and where a large truck can legally stop. A short window on the freight elevator can add hours to a day.

For a house in Dallas, the questions shift to the driveway, the width of the street, stairs, and whether the truck can back in or has to park some distance away. A long carry sometimes means a shuttle and extra handling, so ask about it up front.

Going from an Atlanta apartment into a Dallas house deserves a careful survey. Furniture that fit through an apartment door may need to be carried up stairs, and the reverse can be true for a house-to-apartment move. Measure the rooms and doorways at the new address before you decide what comes.

Heat, storms and ice at each end

Both cities are hot and humid in summer, but Dallas often passes 100 degrees where Atlanta's heat sits in the 90s. A July or August load is hard on people and on candles, electronics and plants. Ask for a morning loading window, keep water on the truck, and ask your mover how they handle heat on loading day.

The bigger adjustment is spring. Severe thunderstorms and tornado watches are a regular part of the season in North Texas, more so than in Atlanta. Learn the local warning systems early. If delivery falls in those months, stay flexible and ask how the mover will tell you about weather delays, since plans can shift quickly.

Winters at both ends are mild, yet each place can see an occasional ice storm that stops traffic. Atlanta's can shut highways, and Dallas, like Atlanta, is not well equipped to treat winter roads. If your date falls in the cold months, leave a buffer day on both sides of the delivery window.

Whatever the month, ask your mover which dates they have open and which carry weather risk.

Hiring a mover for a move between Georgia and Texas

Because Atlanta and Dallas are in different states, federal rules apply, and they are the first thing to check a mover against.

  1. Look at the company, not only the quote. Search the name on FMCSA's site at fmcsa.dot.gov and confirm it is listed as a Motor Carrier of Household Goods. A Broker of Household Goods hands your move to someone else.
  2. Ask for a survey, even for a small household. A written estimate should come from a survey, in person or by video. A quote given sight-unseen by phone is a red flag.
  3. Ask which estimate you are being given. Every estimate must say whether it is binding or non-binding. With a binding estimate you pay the estimate at delivery, plus any services you added, plus up to 15% for impracticable operations. With a non-binding estimate the bill follows actual weight, you owe 110% of the estimate at delivery, and any balance is billed after 30 days. A not-to-exceed price is a common form of binding estimate and a good one to ask about.
  4. Understand valuation. Full Value Protection applies automatically unless you sign a written waiver choosing Released Value, the basic option that pays 60 cents per pound per article. Valuation is the mover's liability level, not insurance.
  5. Get the paperwork in time. You should receive your bill of lading at least 3 days before loading, and you should never sign one that is blank. The delivery date or window is whatever is agreed and written on it.
  6. Be careful with deposits. There is no federal cap, but a large cash deposit is an FMCSA red flag.
  7. Keep the claims deadline. Claims go in writing within 9 months of delivery.

Compare at least three written offers. The price on this route follows the weight of your shipment and the access at each building; the price range at the top of this page shows what to expect. Read reviews for consistent patterns rather than the overall star rating, and do not choose on price alone. A delivery that arrives when promised matters as much as the number on the estimate.

Once you arrive in Texas

Questions people ask about this move

Can I expect my goods to arrive the day after the truck leaves Atlanta?

Federal Hours of Service rules for drivers mean a shipment between these two cities will almost always include an overnight stop. Goods on a standard long-distance move often arrive 2 to 5 business days after pickup. Ask for a written delivery spread, the range of dates by which your goods are due, and confirm it in your contract. A range of 2 to 7 days is common, and anything vaguer should make you ask more questions.

If I drive my own car, where do people stop on the way to Dallas?

You will be on I-20 West, and Birmingham, AL and Shreveport, LA are the overnight stops that come up for this trip. Allow extra time on arrival, since the Dallas-Fort Worth metroplex sprawls across thousands of square miles and is built around the car.

Is the cost of living lower in Dallas than in Atlanta, given the price index?

Housing is lower, but the overall picture is mixed. The federal price index for the Dallas-Fort Worth area is 103 against 100 for the Atlanta area. Lower home values and rents and the missing state income tax pull in your favor, and higher property tax pulls back.

Which Dallas suburbs do families coming from Atlanta look at?

Plano, Frisco, Allen and McKinney are the suburbs that most often come up for schools and housing, and they are known for strong public schools. They tend to cost less than comparable Atlanta suburbs. The wider DFW job market is another reason families look north of the city.

Does the building at either end change what I should ask the mover?

Yes. An Atlanta tower or a Dallas house each brings its own questions about elevators, driveways and truck access, which is why the survey should include the access at both addresses. Tell the mover what each place looks like before they give you a written estimate.
